Listing verification policy
An administrator reviews every listing before it is published. When TSAHIM GAZAR has additionally checked a listing's information, the listing shows a verification level (1–5). Each level means TSAHIM GAZAR made the one type of check described below.
Verification is an information check made by TSAHIM GAZAR; it does not legally confirm ownership or possession rights to the land.
Levels
- 1/5Contact details checked
TSAHIM GAZAR checked the lister's phone and email.
- 2/5Cadastre matched
Parcel number, area and location were matched against public egazar.gov.mn data.
- 3/5Lister checked
ID card and power of attorney were checked to confirm the lister is the holder or their authorised representative.
- 4/5Documents checked
Copies of the land certificate, contracts and similar documents were compared with the listing.
- 5/5Checked on site
Location, boundaries and infrastructure were inspected on site (premium).
What is not confirmed
- Legal confirmation of land ownership, possession or use rights is solely within the authority of the competent state bodies (the land management, geodesy and cartography agency and the state property-rights registry) and notaries.
- Checks reflect the situation on the day they were made. Later changes (pledges, disputes, transfers) may not be reflected.
- Cadastre data comes from public egazar.gov.mn information. TSAHIM GAZAR is not a government agency.
For buyers
- Even at a high verification level, see the original certificate and the holder's ID yourself and get a state registry statement before signing.
- Transfer money only after a notarised contract, to the account of the holder named on the certificate.
